MAY 2023, DOVER, DE – The McClellan Team with SVN Miller Commercial Real Estate recently sold 3895 N. Dupont Highway in Dover, DE. The building was occupied by Go Glass however the tenant had made it known they would be vacating by the end of the year.
John McClellan and Chris Messick recently represented the owner in the sale of the Go Glass building. The owner enlisted the help of the McClellan Team upon learning their tenant would be relocating upon their upcoming lease expiration. Residing out of the area, the owner decided to dispose of the property. Due to multiple offers from investors to users, a call for best and final offers from all parties proved to be the best course of action for the Seller.
Smooth real estate transactions prove rare for experienced real estate Advisors. Obstacles are not uncommon during the contract period. The Buyer’s due diligence process led to the discovery of an unknown pipe protruding from beneath the ground at the edge of the building.
McClellan & Messick were aware of the natural gas heating throughout the building with clear areas in the basement where an oil tank had previously sat. The owner was not aware of any underground tanks on the property. Additional testing, including a magnetometer to reveal any underground metal objects, was performed which led to the discovery of a very old and abandoned 500-gallon metal tank beneath the parking lot. Fortunately for all, the tank had been emptied and there was no additional contamination.
