The buyer – an investor from Brooklyn, NY – secured the property through a 1031 Exchange, stepping into a significant value-add
opportunity.
With 37,000 square feet of vacant office space and deferred maintenance, the building needed a fresh approach. Ball continued as the Property Manager and Leasing Agent. He also teamed up with Associate Advisor, Dylan Mezick, to aggressively market the property. With a team approach, they found multiple complimentary tenants.
Under new ownership, a fresh vision and strategic investment unlocked the property’s potential, enhancing its functionality and long-term value.
The new tenants include Smiley Pediatrics Speech Therapy, Dr. Surrinder Kapoor, Catherine Beers, LCSW, Greenlake Health Adult Medical Daycare, Second Chance Behavioral Health, MRG Exams, and a 6,000 square foot daycare with Dr. Amy Stewart.
