I’m John McClellan, and I’m CCIM and SIOR.  SIOR is a kind of a limited group worldwide. There’s only about 3,200.  It’s awarded to the people who have been in business for a while and demonstrated a level of expertise and certainly a level of production.

CCIM is also another designation awarded by the National Association of Realtors.  It’s really more analytical and market driven.  Heavy, heavy concentration on financial analysis, tax projections, you know things that really drive the value of an investment.  I mean I’m licensed in Maryland and Delaware, and I’m also working on my Florida license for future use.  I primarily work the three lower shore counties.  I do a little bit of work in Talbot, in Dorchester, and I do know I have a couple projects that I’m working on in Sussex County, Delaware.

I’ve been with SVN-Miller, and really the same commercial real estate team, here in Salisbury for almost 32 years, overseeing strictly on commercial real estate.  I find that I really focus in on office and industrial primarily.  Although I have quite an experience in retail shopping centers, land and pretty much exposure to any aspect that a client might need.  We all work collectively and collaboratively in the office, but more specifically I work with an associate advisor. Her name is Kelly Svehlak.  She’s been in the business about two and half years now.  She’s a licensed agent, as well, so she can show property and stand in when I’m not immediately available, as well as just answer questions and help things keep moving because at the end of the day we’re trying to sell and lease property and having two working does better than one.

One thing I like to advise my clients on is something called return on equity.  It’s just a way to determine, and I recommend to advisors and to investors that on a regular basis, whether that be every year, every couple years, but they step back and look at their asset and realize just because I’m making money am I doing as well as I could or are there alternative places where perhaps I should consider redeploying my investment dollars.

Properties are limited and that’s what makes the business exciting, finding the right property, helping my clients find the right property to meet their needs, both short-term and long-term.
